Dear Bill,

I want to thank you for your assistance in helping me find a condo to rent that I really love. I know I was not always the easiest client but you were very patient and stuck with me until you found me just what I was looking for. I also appreciated your insights about what were good areas and buildings that I might consider.

I have used other real-estate agents previously but I have never had any one who really represented me and made sure the contract I signed was in my best interest. The fact you were still there for me after I signed the contract was more then I expected since no other real-estate agent has done this before.

The written inspection worksheet information you gave me from Canada Mortgage and Housing Corporation really helped me to get prepared to do the inspection because I would never had thought of checking many of the things on their list. Your offering to go with me for the inspection of the condo I rented to make sure
everything is in proper working condition, and to take pictures to insure that I would not be accused of breaking, abusing or doing any damage to the apartment shows what a dedicated, caring person you are and that you truly have your clients' interest at heart.

If I know any one who is thinking of moving I will highly recommend that they contact and use you as the agent

I was frazzled!
Here I was in British Columbia, with an offer on a townhouse that my daughter and I really liked, after looking for a year in Penticton B.C.. But, it was listed for more than I had counted on, and more than I had, and my condominium apartment in Toronto was not sold. I had bridge financing, which effectively meant, I owned two properties with less than the money for one.
So I contacted Bill Orr, ad told him our dilemma. It was no fall and the real estate market was cooling off, plus my particular condo had the view of a brick wall on the second floor. Who would buy it?
Bill was faced with potential buyers who couldn't look beyond the "view" even though the unit itself had California shutters throughout, laminate floors and tile throughout as well as a completely renovated kitchen and updated bathrooms.
Bill set to work staging the unit, photographing a virtual tour and giving the unit its own website in order to show that the unit itself was very presentable. When my daughter (and anyone else) saw the virtual tour and the pictures, they thought it looked great.
Frankly, in my opinion it showed better than the other units in my building which were currently listed for sale at the same time. My daughter wanted to move back she said, after seeing the web pictures!
Bill didn't try to "hide" the view, you couldn't anyway, but he made suggestions that there was complete privacy, and he showed them the view after they had seen the unit.
I didn't like heights, so for me a unit higher up would not have been a selling point, as I would never go out to look, and as it turned out, Bill's marketing was so good that the buyer looked him up after seeing my unit on the website, and for them, the second floor was fine, as they needed quick access to emergency services in the event there was a power outage and they needed to get a family member out quickly.
So there is a buyer for every situation, but Bill's quick action and marketing got my place sold in two weeks from the listing date, and he got a quick closing as well which was important to me.
